My name is Kim Nugent. I am a friendly active person, who has owned and managed rental property since 1990. I focus on offering properties that you will enjoy living in and take pride in showing to family and friends. The properties are all convenient to main commuter routes, the metro, grocery stores, restaurants, and shopping malls. Many offer community amenities such as pools, tennis courts, tot lots, and hiker/biker trails.
Having lived in several of the properties I now offer for rent, I know them well, and strive to keep them in great condition. I figure the better the condition the property is in when you rent it, the more motivated you will be to keep it that way. All properties receive a top to bottom cleaning prior to occupancy. And many are updated with more or better appliances, flooring, cabinetry, deck washing and waterproofing, landscaping, or other. All a/c and furnace units receive bi-annual maintenance and gutters and chimneys are cleaned as needed. I live very close to all properties so I can respond quickly to any tenant needs. I look for tenants with good credit, good references, and a stable work history. To protect the condition of our properties I do not permit pets or smoking. The leases are for a year minimum though a multi-year lease may be done if you wish. And I ask all tenants to obtain renters insurance from the insurance company of their choice.
To apply to rent from me, print and fill out our rental application, and mail it to us along with a $35 screening fee. The fee assures me you are serious and covers my time and expenses in following up on references and performing job verifications. I also ask that applicants obtain a recent copy of their credit report (there are many entities on the web that offer free credit reports) and supply it to me as part of the application process. Once this information is supplied and verified, and perhaps we have met a second time to discuss the property and your application, then I will inform you of my decision.
When I accept an applicant, I ask them to sign a lease and make a one-and-a-half month security deposit. Then, before they move in I do a complete walk through of the property to verify that everything is working, clean, and undamaged. I will do this with the tenant again at the end of the lease and if the rent and utilities are all paid up and the property in the same condition, the security deposit is returned.
